Water Finds A Way

Chances are, you or someone you know has had their life temporarily ruined by a water event: It’s the #1 cause of damage to Florida homes. There are many ways water can wreck your house, but no matter how it happens, it’s an expensive nightmare that takes an emotional toll.

Since Tampa routinely experiences strong winds, leaking roofs are a common cause of water damage—but there are other culprits that strike suddenly and unexpectedly.

FLOODING RAIN

We have time to prepare for extended rain events, but some storms come up fast and dump lots of rain in a hurry. If you’re concerned about your vulnerability to flooding, hire a professional landscaper to create natural barriers around your house. Thoughtfully planned landscaping can actually protect your home from rising waters.

BUSTED WATER HEATER

All water heaters will eventually fail. However, not all failed water heaters will flood your house. Busted tanks often occur when there’s too much pressure in the system, which happens when the release valve or other components fail. If your water heater is older than 10 years, and is located somewhere where it will cause catastrophic damage if it fails (like your attic), have it checked for signs of weakness once a year.

LEAKING PIPES

Pipes age and rust. Plumbing upgrades cause inadvertent damage. Water leaks leave unsightly stains, cause mold, and can eventually do structural damage. Even a minor leak can seriously mess up ceilings, walls and flooring—especially if it starts upstairs and flows all the way down. Any appliance that’s connected to water should have steel-braided hosing. No rubber hoses!

STOP WATER BEFORE IT HAPPENS

A water event can seem almost inevitable, but with a few precautions, it can be avoided. A leak detector like this one from Moen can prevent costly damage. The sensor is linked to an app on your phone. When the app detects unusual water flow, it’ll text you. If you don’t respond within a certain time, the device will shut off the water main. Disaster averted.
